American Veteran Properties offers superior advice to all branches of service - active duty and veterans - on buying, selling and renting property.

We usereal estate and property management to teach military members how to build and grow personal wealth using their benefits (like VA loans). Military service members can carry up to two VA loans at one time. Since military members get a monthly Basic Housing Allowance , that money can be used to cover the whole cost of a service member’s mortgage. We make sure service members purchase wisely, staying within their means and not going for a bigger house than what they can afford. When a service member or veteran uses a VA loan, there is no down payment required, nor any private mortgage insurance (PMI). So, the buying process is relatively simple.

When the service member is given a new duty station assignment and he or she must leave that property behind, that’s when our property management services come in. We manage the property for the PCSing service member and then the rental income completely covers the mortgage cost. In the meantime, the service member can purchase a second house near his or her NEW duty station and use their new BAH to cover the entire cost of the new mortgage. The first house is then being paid for by the rental income and the second house is being paid for by the BAH.

When the service member is given yet another new duty station assignment, then he or she just repeats the process of putting the second house into property management to allow rental income to cover that mortgage, and then purchasing a third house is an option.

Eventually, the homes pay for themselves -- either through rental property income or BAH -- and the service member has several homes on his or her hands that they can either continue to collect rental income on or sell for profits.
