Third, learn to use other people's money (OPM) and make sure that you pay that back on time.

Forth, Learn to sell your “flips” yourself. Look for a lender who is consumer credit chalenge friendly and said lender provides the lowest interest rate in the market for consumers with credit issues.

Finally, do the less risky approach, get a deeply discount property under contract, sell the contract for a fee (typically from $5k -$20k or even more). With this approach, you learn to identify and analyze investable properties and you are making money at the same time.
