BN1 is a fire safety consultancy operating across the UK, specialising in external wall fire risk and regulatory compliance for residential and mixed use buildings of all heights, including higher risk buildings over 18 metres.

Based in Brighton and working nationally, BN1 supports managing agents, building owners, housing providers and public sector organisations with Fire Risk Appraisals of External Walls undertaken in accordance with PAS 9980 governance, alongside EWS1 certification where required.

All technical services are delivered in house and operate under clear professional governance, led by Director and Technical Lead Lea Morland. Lea oversees assessments and provides internal technical sign off, ensuring consistent quality assurance and accountable professional judgement across every project.

BN1’s approach is informed by extensive experience in external wall fire risk and a detailed understanding of the Cladding Safety Scheme process and governance, including prior experience acting as an assessor within the scheme. BN1 is one of a limited number of consultancies approved under the Homes England Cladding Safety Scheme supplier framework.

Supported by a dedicated team of fire engineers and technical professionals, BN1 provides clear, proportionate and evidence led fire safety advice, supporting informed decision making across assessment, remediation and ongoing fire safety management.
