Collective Residential, formerly Proper, acquires respected property management companies, uniting them in a national collective that amplifies their local success. We provide our partners with immediate access to institutional-grade resources, robust operational infrastructure, and a best-in-class technology ecosystem.

Our DNA is different. Collective Residential was founded and is led by seasoned real estate owners and operators who have built, scaled, and successfully exited their own management companies. We understand the challenges of stewardship because we have lived them.

How We Partner: We empower your teams with tech-forward tools and centralized back-office support, removing administrative bottlenecks so they can operate at peak efficiency.

1. Operator-Led: Guided by industry veterans who value practical results over theory.

2. Empowered Growth: We streamline operations to enhance decision-making and productivity, allowing you to focus on your people and residents.

3. Preserved Legacy: We provide the scale of a national firm while maintaining the local identity that made you successful.
