Construction Progress Inspectors specializes in third-party verification, observing, and surveying completion of commercial and residential construction.

Since its inception, CPI has monitored hundreds of construction loans—totaling over $300 million—and completed thousands of inspections on time.

Accurate reporting is at the heart of CPI’s services. We offer reconciliation of the percent drawn and the percent of work completed to ensure secure funds and decreased risk for the lender. To verify that all inspections are accurate, we offer a comprehensive analysis, utilizing:

➤ Draw Disbursement Evaluation and Verification
➤ Budget and Document Monitoring
➤ Plan and Budget Reviews
➤ Market Comparison and Cost Analysis
➤ Property Condition Verification
➤ Customized Budget Templates and Reports

As part of our inspections, we provide:

➤ Custom Inspection Frequency
One-time inspections or repeated (monthly, bi-monthly, or weekly) inspections. This includes monthly onsite progress verification.

➤ Quick Response Time
In most cases, a 24-hour turn-around timeframe applies.

➤ Broad Service Area
CPI will inspect in the Denver metro area, the mountain region, as well as most areas in Colorado.*
*Please call or email to confirm your location is within our service area.

➤ Customized Reports
CPI’s spreadsheets are customized, comprehensive, line-item analyses created from the builder’s cost breakdown to track the percentage of completion for comparison to the percentage drawn per loan.

➤ Thorough Documentation
Upon receipt of a monthly draw from the lender, CPI performs an onsite inspection. This includes photographs of the site with explanations, and an updated spreadsheet showing previous draws along with the current draw.

➤ Trend and Code Awareness
CPI stays informed of current trends in new home construction.
