Owner's Representation | Construction Management | Development

Crossroads Land Services provides owner's representation, construction management, and land development services throughout the North Bay and Central Valley of California.

Every other party on a construction project — the contractor, the architect, the lender — has interests that diverge from the owner's at some point. Crossroads doesn't. We represent the owner, and only the owner, from site selection through final closeout.

Our deepest expertise is concrete tilt-up warehouse and industrial construction. Founder Sean Ranney spent nearly fifteen years at Buzz Oates, one of Sacramento's largest industrial/commercial development firms, rising to Director of Preconstruction and Estimating. Buzz Oates builds and holds its projects, so that experience spans the complete lifecycle from the owner's side of the table: land purchase, entitlement, development, construction, leasing, and ongoing asset management. It taught a discipline most builders never learn — a project isn't judged by how it was constructed, but by how well the building works for the operation it houses, every day, for decades.

Before that: a civil engineering degree from Cal Poly, a decade managing multifamily and commercial projects at Deacon Construction, and a childhood building homes in the family's Sonoma County construction business. Sean has sat in every chair on a construction project — builder, engineer, estimator, developer, and owner.

What we do:
• Owner's representation
• Tilt-up warehouse and industrial preconstruction, estimating, and construction management
• Land development, entitlements, and prepurchase due diligence
• Permitting, easements, lot splits, and grant funding

If a project is in your future, the time to talk is before the design is done.
