Empire Industrial Park is a visionary large-scale master-planned development strategically located in Eagle Pass, Texas, directly along the U.S.–Mexico trade corridor. Situated just minutes from International Bridge II and adjacent to the Union Pacific rail line, the park is uniquely positioned to serve as a premier logistics and industrial hub for companies seeking seamless cross-border connectivity. With more than 460 acres in its initial phase and expansion potential exceeding 1,500 acres, Empire Industrial Park is designed to accommodate warehouses, distribution centers, manufacturing facilities, and supporting industries that depend on reliable infrastructure and proximity to international markets.

The development is being executed in phases, ensuring that each stage delivers essential infrastructure, including road networks, utilities, and heavy-industrial readiness tailored to tenant needs. Its strategic location leverages growing investments in border infrastructure, such as highway expansions, rail duplication, and port of entry modernization, making it a prime site for businesses tied to international trade and supply chains. Tenants benefit from access to major U.S. and Mexican markets, efficient transportation corridors, and a growing regional labor force.

Empire Industrial Park is more than just an industrial development—it is a long-term catalyst for regional prosperity. Beyond business objectives, the project embodies a deep commitment to community growth and education. The family behind Empire Industrial Park has pledged significant land donations for future educational institutions, envisioning a new university campus that will serve as a foundation for workforce development and innovation in the region. By blending economic opportunity with social responsibility, Empire Industrial Park represents a transformative investment in the future of Eagle Pass, Maverick County, and the broader Texas–Mexico border economy.
