ERP Industrials (“ERP”), founded and headquartered in Midland, is a private equity real estate investment firm focused on the acquisition, development, and operation of industrial assets. The firm employs an integrated investment and operating platform designed to create long-term value through disciplined capital allocation, local market expertise, and active asset management.

ERP distinguishes itself through a clearly defined investment mandate: targeting real estate opportunities in markets where the energy sector plays a critical role in driving economic activity and long-term demand fundamentals. This specialized focus enables the firm to identify and capitalize on opportunities that may be overlooked by more generalized real estate investors.

In alignment with this strategy, ERP concentrates on high-growth, supply-constrained markets characterized by meaningful barriers to entry, durable tenant demand, and favorable supply-demand dynamics. The firm seeks investments where a measurable disconnect exists between the intrinsic value of the underlying real estate and the pricing of the commodity or economic driver supporting that value, creating opportunities for outsized risk-adjusted returns.

ERP maintains a strong, on-the-ground presence in its target markets, often directly overseeing property management and operations. This hands-on approach enhances tenant relationships, improves operational efficiency, and allows the firm to respond dynamically to evolving market conditions, ultimately maximizing asset performance and long-term value creation.
