The on-base military housing system is failing
America's service members.

Congressional investigations, DoD OIG audits, and a
Pentagon task force launched in 2025 have all reached
the same conclusion: privatized military housing
contractors are underperforming, undermaintained, and
unaccountable. The Secretary of Defense called existing
conditions "simply unacceptable."

Fifth Principle Properties exists to serve the 70% of
service members who choose to live off-base — and to
serve them with the professional standards, military
cultural fluency, and operational rigor that large
contractors structurally cannot deliver.

Founded in 2020 by former Special Forces officer and
Emory MBA Kyle Isaacs, FPP manages 68 doors at 100%
occupancy across Georgia and Florida, with $1.1M+ in
cumulative revenue since inception.

WHAT MAKES FPP DIFFERENT
━━━━━━━━━━━━━━━━━━━━━━

→ VETERAN-LED: Founder is a combat-decorated 82nd
Airborne / 3rd Ranger Battalion / 7th Special Forces
Group officer. Director of Operations is a West Point
graduate and former Army Captain.

→ SDVOSB: Service-Disabled Veteran-Owned Small
Business — eligible for federal set-aside contracts
and DoD housing service partnerships.

→ MILITARY-SPECIALIZED: We speak PCS, BAH, and
orders-contingent leases. We don't learn the military
lifestyle — we lived it.

→ PROVEN: 68 doors, 100% occupancy, $79,000+ monthly
rent roll, operating since 2020.

→ EXPANDING: Fort Benning (Columbus, GA) → NAS
Pensacola → Fort Stewart/Savannah → additional
Southeast military markets.
