Fifth State is a Real Estate platform committed to delivering sustainable living solutions in urban locations which respond to how a new generation wants to live, interact and work. Resident well-being is fundamental to the way we design our buildings, as Fifth State spaces adapt to the desire for flexible, accessible, and meaningful community-based living.

Our areas of expertise are Co-Living, PBSA and Affordable Housing. Co-Living presents a unique opportunity to become part of a community of like-minded individuals, with high quality amenities integrated into each development. Living standards are vastly higher than those associated with traditional house-shares, in combination with community events derived from local need, to support personal development and give residents a sense of ownership and belonging.

At the centre of both uses, is a collaborative approach to creating mixed and inclusive neighbourhoods, where Fifth State forms strong relationships with local stakeholders and partners, to deliver bespoke Community Investment Programmes that have long-lasting regeneration benefits for the communities that we serve.

We recognise and value the importance of social cohesion, irrespective of one's characteristics such as: gender, race, religion, sexual orientation, disability or neurodiversity. Our approach to development is predicated on extensive consultation with a diverse range of individuals to ensure that we accurately understand specific requirements.

Fifth State was founded with Five States in mind - catering to our consumer needs. We have broken this down by designing our buildings around incorporating four key ‘States’ / spaces that the consumer typically occupy in their daily lives:

Live, Work (Create), Social, Well-being

The Fifth State alludes to the added value we offer, over and above that offered as part of any other residential offering in the form of facilities, services, community, network, flexibility and convenience.
