We're a real estate investment fund focused on the University of Idaho. After years of analyzing thousands of markets, we discovered Moscow, Idaho - a vibrant college town reminiscent of Boulder, Colorado 20 years ago. Home to the University of Idaho and just 10 miles from Washington State University, Moscow offers high growth potential, low housing inventory, stunning natural beauty, and rare Opportunity Zone (OZ) status - a distinction shared by less than 1% of university towns nationwide.

Opportunity Zones provide significant tax advantages for capital gains investments from any sale (business, real estate, stocks, incentive options). These benefits include complete elimination of capital gains tax on OZ investments held for 10+ years, deferred capital gains tax payment until 2026, and the potential for 32% higher returns compared to traditional investments.

With 15+ years of local experience and over 70 properties acquired, we leverage our in-house architecture, construction, and property management teams to capitalize on this untapped market. We have a $50M+ new construction pipeline planned over the next decade. We offer flexible investment opportunities for both capital gains (with OZ tax benefits) and traditional cash investments.
