Fox Trail Development is a real estate development and advisory firm focused on unlocking the full potential of complex and underutilized properties. We specialize in affordable housing, mixed use development, and public private partnerships that require strategic vision and strong stakeholder alignment.

Our team brings over 18 years of experience and has been involved in the development of more than 6,500 residential units across multiple markets. The firm is led by Sam Leone, whose experience guides the execution of complex projects from concept through completion.

We work with municipalities, landowners, and investors to navigate zoning, financing, and entitlement challenges, transforming stalled or overlooked sites into viable and impactful developments. Our expertise includes structuring affordable housing projects and securing Low Income Housing Tax Credits and other public financing tools.

Our approach is simple: understand the vision, solve the complexity, and execute with precision. Fox Trail Development is built on a commitment to long term value creation, transparency, and meaningful community impact.
