Hive Capital is an independent European real estate investment management firm co-founded by Abigail Shapiro, David Germer, and Frederic Feldmann - three partners with backgrounds at Morgan Stanley Real Estate Funds, Oxford Properties, Catella, LaSalle Investment Management, JER Partners and HighBrook Investors, and a combined track record deploying and managing over €10 billion across 12+ European markets.

We build specialised investment strategies at the intersection of structural market tailwinds, rigorous asset selection, and deep operational expertise - targeting risk-adjusted returns that institutional capital alone cannot capture.

Our flagship strategy, StadtLandHaus, addresses Germany's chronic housing undersupply through purpose-built single-family rental in high-growth commuter markets - delivering institutionally structured, long-term residential portfolios for our partners and investors.

Our experience spans the full spectrum of residential and alternative real estate: single-family rental and multi-family housing, forward funding and forward commitment structures, micro-living and PBSA, special situations, and vertically integrated platform building.

We are entirely partner-owned. This allows us to act with full alignment, prioritising our investors' interests with the discipline, agility, and conviction that only a focused, independent firm can offer.
