J49 was established in response to the enormous need for affordable housing in London. We operate as a not-for-profit organisation and a registered charity, dedicated to tackling housing challenges with compassion and innovation.

Our founders and staff bring together more than 100 years of combined experience in housing, management, and community development.

Cities can be expensive and isolating places. That’s why J49’s building designs focus on fostering healthy, creative relationships and supportive environments. We achieve this by incorporating community ‘hub’ spaces into our developments — places for mentoring, networking, and relationship-building.

Our work is guided by three key priorities:

Creating multi-generational living spaces that also serve as vibrant community hubs.

Reducing homelessness and limited housing options among young people, with a particular focus on the 18–35 demographic.

Adding a new dimension to the ‘London way of living’ by providing practical support and guidance for residents.

As a trusted partner of Homes England and the Greater London Authority, J49 is proud to be working with local authorities nationally — including West Sussex, East Sussex, Plymouth, Lancashire, Croydon, and Lewisham — to deliver affordable, sustainable housing solutions that make a lasting impact.

Through these collaborations, J49 transforms under-utilised assets into thriving spaces for residents, local businesses, and the wider community.
