Founded by Alexandra Georgescu, Tomáš Kozelský, and Viktor Odstrčilík, KOGAA is an architecture practice committed to rethinking the role of buildings and cities through adaptive reuse and strategic design. The studio operates on the principle that architecture extends beyond form, focusing on the activation of existing structures and their long-term relevance.

Central to KOGAA’s work is the transformation of inactive buildings into engines of urban and social life. By combining design with operational models, the practice develops projects that regenerate neighborhoods and establish precedents for sustainable development.

Projects such as The Distillery – Social Reactor, KUMST Creative Hub, and DADA Distrikt demonstrate how vacant properties can be reprogrammed into cultural, civic, and residential destinations. These works reflect a methodology where architecture and strategy intersect: identifying latent potential, shaping models of reuse, and aligning design with long-term community benefit.

In addition to commissions, KOGAA advances new typologies of housing and public space, including the NOOX micro-living model, playgrounds, parks, and civic infrastructures. Each project is conceived not as an isolated intervention but as a replicable model adaptable to other contexts.

With over a decade of experience, KOGAA has been recognized internationally for merging design with entrepreneurship, earning honors such as Architectural Record’s Design Vanguard and multiple nominations for the Czech Architecture Prize. Alongside commissioned work, the practice also self-initiates projects that prototype alternative development strategies, demonstrating that architecture can operate simultaneously as a cultural driver and as a business model.

Through these endeavors, KOGAA has positioned itself as a strategic partner for cities, institutions, and developers seeking resilient, future-oriented solutions.
