Based in New York, Land Lease (L2) Capital Advisors is a full-service commercial real estate & capital advisory firm with a unique approach to transactional work.

The firm’s highly specialized investment team is focused on facilitating complex commercial real estate transactions, such as ground leases and joint ventures, amidst increasingly challenging local market conditions.

Our platform differs from the traditional brokerage model of sell-side representation. Our efforts are spent sourcing equitable development opportunities for our strategic partners, all of whom are pre-vetted and ready, willing & able to execute transactions. With local regulatory reform increasing capitalization rates and furthering the gap between buyer and seller expectations, we believe there is a strong demand for creative dealmaking. Investors need capital advisors that can adapt quickly to the market landscape by staying close to the markets and listening to investors.

Our business platform features:

- Executive team with incredibly strong understanding of developers’ & investors’ acquisition criteria

- Highly granular approach

- Expertise of local markets

- Highly sophisticated analysis and valuation team

- Cutting-edge proprietary prop-tech for superior research & analytics

Using this distinct approach, our team of experts leverages these competitive advantages to source feasible development opportunities in which the developer can profit substantively upon refinancing, while simultaneously maximizing the asset value for the landlord—whether that be by structuring a joint venture or a ground lease, or through owner-financing, etc. Our dealmaking creativity provides developers with desirable returns even at premium asset valuations, making for win-win transactions even in these challenging market conditions.

Integrity and discretion are paramount to successful dealmaking. No mass marketing or bidding wars.
