What We Do

We provide MEP engineering design for commercial projects with a strong emphasis on:

• Clean coordination with architectural and structural teams
• Proactive clash detection and issue resolution
• Clear, contractor-friendly documentation
• Reliable turnaround times
• Scalable production without sacrificing quality

Our clients don’t chase us for updates.
They don’t worry about redlines stacking up.
They don’t get surprised late in CDs.

We partner with architects, developers, owners, and contractors to design systems that are not only code-compliant and efficient — but thoughtfully coordinated, constructible, and aligned with real-world project goals.

From early planning through construction and post-occupancy, Lam+Tea Engineering serves as a true engineering partner — not just a consultant.

Our services include:
• Mechanical Engineering (HVAC design, energy modeling, Title 24)
• Electrical Engineering (power distribution, lighting, backup systems)
• Plumbing Engineering (domestic water, gas, storm drainage)
• Feasibility studies, tenant improvements, and construction administration

What sets us apart:
• Outcome-driven, constructible designs
• Proactive coordination and communication
• Real-world value engineering
• A team that takes ownership — not shortcuts

At Lam+Tea Engineering, we approach every project with clarity, accountability, and a long-term mindset.

Let’s build systems that work — every project, every time.
