Midland Valuations provides specialist independent and professional advice on the valuation and negotiation of residential lease extensions and freehold purchases. It has almost twenty years of experience in valuing freehold interests and advising, negotiating and representing leasehold home owners and freeholders accordingly.

Midland Valuations acts for both freehold and leasehold clients in valuing the terms of acquisition, when the lease on a flat or maisonette is extended or the freehold of a house is purchased.

It advises and works closely with solicitors to ensure that procedures under the various Leasehold Reform Acts are followed correctly, and in many instances takes the lead in serving the necessary legal notices under the Acts which govern leasehold enfranchisement.

One area of particular expertise is in helping leasehold clients exercise their legal rights even when the owner of the freehold is missing or unknown.

In most instances it successfully negotiates terms with the other party but, on occasions, it is necessary for matters to be determined via arbitration proceedings. Midland Valuations is very familiar with the procedures for making applications on behalf of the client and will both prepare and present the case at a tribunal hearing.

Midland Valuations in-depth knowledge of leasehold valuation and negotiation principles and practices, coupled with a detailed working knowledge of the legislation surrounding leasehold enfranchisement, ensures that it is able to provide the very best service for the client.

It covers the whole of the West Midlands from offices in Stratford-upon-Avon, Warwickshire.
