Building Enduring Value in Marin County—One Signature Residence at a Time -
We partner with accredited investors, family offices, and sophisticated capital partners to develop a limited series of modern minimalist and brutalist‑inspired luxury homes in Marin County—with a disciplined focus on site selection, design excellence, risk management, and transparent execution.
We approach each home with the rigor of an institution and the craftsmanship of a boutique studio: superior building envelopes, clean structural lines, resilient materials, and measured, verifiable quality at every stage.

What We Do

Acquire & Entitle: Identify rare, high‑potential parcels in Mill Valley and Southern Marin. Underwrite with conservative assumptions, multiple exit strategies, and realistic entitlement timelines.

Design & Engineer: Collaborate with architects and engineers who share a modern minimalist and brutalist aesthetic—prioritizing form, function, and longevity.

Build & Deliver: Execute with a field‑proven GC approach: proactive scheduling, vendor competitiveness, cost control, and rigorous QA/QC—especially around structural, waterproofing, and building‑envelope details.

Exit & Distribute: Position assets for premium retail sale or recapitalization; drive disciplined marketing and broker engagement; report performance with institutional clarity.

Marin is a supply‑constrained, design‑savvy submarket with persistent end‑user demand for architecturally significant homes. The topography, tree canopy, and view corridors reward thoughtful site planning and highly curated design. Our niche—modern minimalist + brutalist—aligns with a sophisticated buyer profile that values authenticity, craftsmanship, and material honesty (concrete, steel, glass, natural wood), while embracing warm interiors and livable floor plans. This is not speculative commodity housing; it’s purpose‑built, intentionally scarce product that stands out in a crowded luxury narrative.
