BREEAM rates environmental performance. WELL rates health impact. LEED rates sustainability. None of them ask the people who walk through the door every morning what they actually think. 👇

Officeguide created the first building certification based entirely on how people experience their workplace. Not engineering audits. Not consultant checklists. Real feedback from real employees, scored across five dimensions:

→ Building Quality — maintenance, cleanliness, HVAC, common areas
→ Accessibility & Mobility — commute, parking, public transport
→ Services & Amenities — F&B, wellness, events, convenience
→ Location & Neighbourhood — safety, vibe, nearby services, green spaces
→ Work-Life Integration — balance, retention impact, daily quality of life

The result: a certification that tells landlords, tenants, and employees exactly where a building stands — through the eyes of the people who use it.

For landlords: data-driven investment decisions, competitive positioning, and tenant retention intelligence you can't get from a building audit.

For tenants: an objective comparison tool for lease decisions, employee satisfaction evidence, and ESG reporting data.

For HR: the missing link between workplace quality and talent attraction.

Certification takes 6–8 weeks. It costs a fraction of WELL or BREEAM. And it measures the one thing those standards don't: whether people actually like working there.
