Most of the stress in a renovation doesn't come from the building work.

It comes from finding out the real cost too late, once you're already attached to a design that was never going to fit the budget. Pencil and Brick is an architect-led design and build studio working across East and North London, built to close exactly that gap.
We call it our Design to Budget process: one accountable team, architect-led and build-led together, with honest numbers in front of you before the design is locked. No separate stages, no surprises halfway through.

We work on Georgian, Victorian, and Edwardian houses across Hackney, Tower Hamlets, Newham, Waltham Forest, Islington, Haringey, Barnet, Camden, Southwark, Lewisham, Greenwich, and Central London, as a home renovation architect for rear and side return extensions, loft conversions, basement conversions, kitchen renovation architect projects, and whole house renovations, including listed building and conservation area work.
Sustainability runs through every decision. We retrofit first, improving what already exists before we add anything new, because a low-energy home should not be out of reach. The aim is simple: homes that are more energy efficient, and that people actually love waking up in.

We are RIBA Chartered Architects, ARB registered, members of the Federation of Master Builders, and Green Register members, with ten consecutive Best of Houzz awards and over 50 five-star reviews. What drives us beyond any single project is bigger though: raising standards across an industry that hasn't always made things easy for the people paying for it.
