We disrupt the status quo in affordable housing.
Most organizations respond to housing crises. We prevent them.
Pivot Forward Properties LLC develops vibrant, modern, affordable housing and provides comprehensive grant writing, development oversight, and brand design services to organizations ready to change how they operate.
What Makes Us Different:
We don't build "affordable housing projects"—we create homes people are proud of. Using innovative prefab construction, we deliver quality housing in 8 months instead of 18-24. Our hub-and-cottages model serves families earning 30-120% of Area Median Income, creating economically diverse communities that break the cycle of concentrated poverty.
But we're more than developers. We're your complete funding and systems partner.
Our Services:
Grant Writing & Development: $25M+ awarded, $9M+ managed with zero audit findings
Housing Development & Property Services: From acquisition through occupancy
Brand Design & Systems: UX-driven identity systems that scale
Program Evaluation & Consulting: Evidence-based strategies that produce measurable outcomes
Our Approach:
Grounded in Prevention Science research, we invest upstream—before families fall into crisis, before neighborhoods decline, before the damage is done. Every project we touch is designed to prevent homelessness, not just manage it.
We reject the idea that "affordable" must mean "substandard." We treat people as capable adults deserving dignity, not just intervention. We design systems that support success, not manage failure.
Our Vision:
500 units by 2030. Not just housing—stability, dignity, and proof that prevention-focused development scales.
