Pivotal Development (“Pivotal”) develops utility-scale power infrastructure purpose-built for the AI era.

Data centers are racing past what the grid can deliver. Pivotal is closing that gap — designing and developing onsite generation campuses that will put hundreds of megawatts behind the meter, on schedule, and fully permitted.

Our flagship project is a 700+ MW power campus across 3,500 acres in Phoenix, AZ — one of the largest purpose-built data center energy platforms under development in the U.S. The phased architecture pairs thermal generation with battery storage and 300 MW of solar, all engineered to scale from first power to full capacity.

What sets us apart:

Integrated energy engineering — We don't just plan generation. We optimize the full stack: fuel supply, emissions compliance, dispatch strategy, and grid interconnection under a single development umbrella.

Speed to capacity — Phased deployment delivers first megawatts years ahead of grid queues, using fast-track generation assets that deploy while larger infrastructure builds behind them.

Capital efficiency — Every asset is right-sized to the load ramp. No stranded capital. BESS absorbs peaks. Solar reduces fuel cost and emissions exposure. The result: more megawatts per permit dollar.

Execution discipline — Our EPC-M delivery model integrates permitting, pipeline, generation, and storage schedules into a single critical path with full engineering traceability.

The AI buildout needs power now — not in 2032 when grid upgrades arrive. Pivotal is developing behind-the-meter generation infrastructure at data center speed.

We partner with IPPs, data center developers, and capital providers who share our urgency. Let's build.
