PLUS is an architecture firm specializing in high-rise, mixed-use, multifamily, and complex urban developments, with a strong focus on serving as Architect of Record (AOR) and providing executive-level architectural services for developers and nationally/internationally recognized design architects. Our work operates at the intersection of design ambition, technical rigor, and regulatory certainty.

We bring deep expertise in Miami-Dade and South Florida zoning, building codes, life-safety, floodplain regulations, coastal resiliency, and high-rise requirements. This local knowledge allows projects to advance from concept through entitlements, permitting, and construction with clarity and confidence. Beyond documentation, PLUS acts as a strategic partner translating design intent into fully coordinated, code-compliant, and buildable architecture while protecting schedule, budget, and risk.

PLUS focuses on what matters most in complex urban and coastal environments: entitlement clarity, permit reliability, constructability, and risk reduction. We proactively manage agency reviews, jurisdictional approvals, and consultant coordination to minimize delays, reduce RFIs and change orders, and support accurate pricing and delivery.

Our experience includes close coordination with development teams, out-of-state and international design architects, general contractors, multidisciplinary consultants, and local authorities having jurisdiction. Our collaborative AOR approach maintains continuity between design vision and technical execution while aligning architectural ambition with construction realities.

With principals from Florida and New York, PLUS brings decades of experience delivering dense urban and coastal projects. The firm is uniquely positioned to support tall buildings and complex developments shaping South Florida’s skyline. We provide certainty in high-risk environments while offering clarity where design, regulation, and development converge.
