Why Choose PROPER Modular Builds?

We're not your typical garden room company. Based in Northamptonshire, we focus on serving local homeowners across Northants and neighboring counties. With Peter's 30 years combined building and groundworks expertise alongside Joe's deep knowledge of modular construction systems, we deliver luxury spaces that are built PROPER—fully insulated, building regulation compliant, and finished to the highest standards. Unlike some competitors, we go above and beyond with construction leading insulation across all our builds as standard, making them comfortable and useable 365 days of the year.

Our local approach keeps your costs down while ensuring exceptional quality. Every project is bespoke, every detail matters.
