Rhamnus is a mission-first real-estate advisor that turns under-used property into resilient mixed-use communities and enduring buildings. We serve nonprofits, foundations, family offices, institutions, and individual owners who view development as both a responsibility and an opportunity—people who want to do well by building well.

Our specialty is disciplined owner’s representation and construction management. From feasibility to ribbon-cutting, we safeguard cost, schedule, and risk while insisting on craft, longevity, and community value. Clients receive interactive dashboards and plain-language reports, so progress and exposures are never a mystery.

Backed by experience that ranges from coaching first-time owner-developers to guiding CalPERS-scale portfolios, Rhamnus blends institutional rigor with entrepreneurial agility. We team with top architects, engineers, and builders—including our sister studio Palo, which provides integrated architecture, landscape, and interiors—ensuring a seamless handoff between vision and execution.

Why Rhamnus?

- Long-view alignment: whether your horizon is ten years or fifty, our processes protect future operating budgets and carbon performance.
- Local leverage: decades of San Diego entitlement and construction insight applied to every permit, bid package, and punch list.
- Transparent governance: weekly critical-path reports and every-dollar cost tracking keep stakeholders confidently informed.

Our current pipeline includes a dozen sites and roughly 600 new homes plus complementary commercial space slated for completion by 2033. If you’re ready to transform land into a lasting community asset—housing, retail, civic space, or all of the above—Rhamnus brings the rigor, relationships, and resolve to make it real. Let’s build what endures.
