Section 8 Training is the leading education and mentorship platform for investors building cash-flowing rental portfolios using the Section 8 Housing Choice Voucher program.
Founded by Karim Naoum — a former Housing Choice Voucher employee turned owner of 400+ Section 8 rental properties across 40+ states — Section 8 Training has helped 4,000+ students acquire their first or next rental property using the same playbook Karim used to build his own portfolio from the inside out.
We teach investors how to source above-market HAP rents, force appreciation through repositioning, and recycle capital through cash-out refinancing — using the most overlooked tenant profile in real estate.
Our founder has been featured in Forbes, Business Insider, Yahoo Finance, and Entrepreneur for his work redefining what's possible with Section 8 as an institutional asset class.
We offer three mentorship tiers designed for investors at different stages of their portfolio:
→ Launchpad — for first-deal investors
→ Inner Circle — for scaling investors building their portfolio
→ Legacy — for serious operators ready to scale to institutional volume
