We advise hyperscalers, data-center developers, and institutional investors on powered-land acquisition and AI-ready infrastructure delivery across the €6.7T EMEA infrastructure market. Our work compresses traditional 4–12-week due-diligence cycles into days and helps eliminate €50–200M site-selection errors that routinely derail hyperscale and AI programs.

𝗧𝗵𝗲 𝗖𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲 𝗪𝗲 𝗦𝗼𝗹𝘃𝗲
Data-center deployment across EMEA is fragmented, opaque, and capital-intensive. Incorrect site selection leads to stranded capex and 18–24-month delays. Grid access requires unstructured engagement with TSOs and DSOs, with no standardized framework to secure multi-GW pathways across jurisdictions. Land due diligence lacks consistent scoring across large site pipelines. Regulatory complexity and EU heat-reuse mandates create structural bottlenecks. Fiber, latency, and municipal opposition often surface too late.

We operate at the intersection of capital, land, power, and permitting. Our team combines institutional transaction execution experience, with over €5B structured across infrastructure, and hands-on development delivery, supporting 2GW of data-center projects through execution within 24 months. This bridges the gap between identifying powered-land opportunities and delivering operational assets, supported by senior stakeholder management, deep TSO engagement, and full English and French execution capability.

Market entry and site selection, multi-site screening and scoring, €50–250M transaction execution, multi-GW grid and power strategy, and cross-border regulatory and permitting navigation.
