TerraWatt delivers fully entitled, construction-ready data center sites to hyperscale operators worldwide. From raw land to approved project, we handle every phase of the development process so operators can build with certainty and speed.

The data center industry's greatest bottleneck is not technology—it is land. Securing the right site, navigating zoning and permitting, coordinating utility infrastructure, and managing environmental review are among the most complex and time-consuming phases of any hyperscale deployment. TerraWatt exists to compress that critical path.

Our delivery model is built on four pillars:

▸ Site Acquisition — Strategic parcels in active data center corridors, evaluated for power, fiber, water, zoning, and environmental feasibility before a contract is signed.

▸ Complete Entitlement — Local planning, zoning, environmental review, utility coordination, state and federal permitting, and public engagement. Clear, defensible approvals delivered.

▸ Infrastructure Procurement — Electric service agreements, power generation equipment, and utility interconnection secured before construction begins.

▸ Operator-Ready Delivery — Every project structured to meet hyperscale specifications from day one.

Built on nearly 30 years of land acquisition and entitlement experience and more than 2,000 units entitled and delivered, TerraWatt applies decades of regulatory navigation expertise to the fastest-growing asset class in commercial real estate. Our team is backed by an integrated network of energy consultants, DC engineers, fiber advisors, and land use attorneys retained across every project.

We operate across domestic and international markets, evaluating opportunities based on power infrastructure, regulatory environment, connectivity, and sustained demand—regardless of geography.
