At Test Before You Invest, we assist prospective buyers, sellers, owners and agents to understand what might be possible for their property. There are countless services available providing advice on the current condition of a property (building reports, pest reports, strata reports etc), but there is nothing available that outlines what might be possible. That answers questions like:

- What are the local controls to consider?
- What are my site opportunities and constraints?
- What are my approval options?
- What upcoming fees should I be aware of?
- What kind of timeline should I expect?
- What is the maximum footprint permitted on my site?
- What might the maximum footprint look like on my site?
- How much will it cost to build?

Prospective buyers generally need answers quickly and at a price that is reasonable, given they don’t necessarily know if they will be successful in their purchase. This property assessment report provides the key information to assist in making an informed decision about whether you have a sound property to invest in, and whether it can actually accommodate your desired outcome.

Not just a handy guideline for prospective buyers, Test Before You Invest is also a useful tool for Real Estate and Buyers Agents, to assist in understanding the opportunities and limitations of the properties being represented.

Our Philosophy
At Test Before You Invest, we believe communication is the most important part of architecture, as it welcomes the Client to be a part of the journey, and helps to provide transparency for all the Client unknowns. Questions such as “what does an Architect really do?” / “What is the process from concept to delivery?” / “Where do the Architect’s fees go?” are discussed at the start of every new project. This is what lead to the creation of Test before you Invest - an honest upfront dialogue about the parameters of a property.
