We don’t just consult, we’ve lived it.

At The Living Advisory, we help bring the future of rental communities to life. From pre-DA planning to long-term operational performance, we partner with investors, developers and operators to shape thriving Build to Rent, PBSA and Co-Living platforms across Australia.

Our strength? We’ve been on the inside.

We’ve launched, leased, and led some of the country’s most recognisable brands – so we know what works, what’s worth investing in, and where things often fall over. That includes building brands from the ground up and ensuring they’re lived (not just launched) across leasing, CX, operations and service delivery.

We’re obsessed with marrying operational reality with development vision from the outset. Because alignment early sets the foundation for performance later.

We also train the people who bring these places to life. From launch to stabilisation, we deliver tailored leadership and mindset training grounded in the realities of each stage of the business lifecycle. Helping teams stay confident, connected and clear on their purpose even through the chaos of mobilising something new.

Every building is different. So is every engagement. That’s why our model is flexible – from one-off strategy sessions to embedded support, we meet our clients where they are.
