TIME + SPACE transforms unloved urban areas into thriving creative destinations. We are advisors, developers and operators - uniquely positioned at the intersection of property, creativity, and community.

Because we understand the needs, behaviours, and economics of the creative industries, we shape real estate strategies that unlock cultural value as well as commercial value. We translate the potential of under-loved urban spaces into places where creative talent can thrive — and in doing so, we help clients build destinations with genuine cultural relevance and long-term resilience.

Our deep knowledge of the creative industries allows us to develop and operate real estate with a cultural lens — transforming overlooked spaces into vibrant creative ecosystems that strengthen communities and drive sustainable growth.
By understanding how creative communities work — their rhythms, needs, and ambitions — we reimagine neglected urban sites as cultural and creative destinations. This insight allows us to guide developers toward schemes that don’t just fill square footage, but cultivate identity, activity, and long-term cultural impact.
