Up Modular is a specialist volumetric modular construction advisory business helping property developers and builders in Australia deliver modular projects with confidence.

Modular construction offers real advantages — faster programs, factory-controlled quality, and cost certainty that traditional site delivery struggles to match. But the path from concept to occupation certificate in Australia is complex. NCC 2022 compliance, the NSW Design and Building Practitioners Act, QBCC and HBCF insurance obligations, transport and NHVR requirements, factory hold point inspections, fire engineering, and NatHERS energy compliance don't become simpler just because the build method changes. In many cases they become harder.

We provide the frameworks, documentation, and advisory processes that make modular delivery workable at a professional standard.

Our services span:
• Compliance advisory — NCC 2022, DBP Act (NSW), QBCC/HBCF (QLD), AS 1170, fire engineering, NatHERS 7-star, WaterMark
• Factory procurement and engagement — including offshore (China) factory management, IP protection, and hold point inspection programs
• Transport and logistics — NHVR compliance, module delivery sequencing, marine and transit insurance
• Development management — integrated modular delivery from design to OC
• Digital delivery — proprietary BIM-based workflows and compliance audit trails

We operate across Australia and New Zealand.
