VacatAd is the UK's leading technology-first business rates mitigation specialist. Nationwide coverage. 100% success rate. Plug-and-play from day one.

How it works. We occupy your vacant unit for a 92-day cycle by installing a single Wi-Fi router that broadcasts a free public network carrying advertisements for local charities. That qualifies as beneficial occupation under established case law, most recently reaffirmed by the 2025 ruling in 48th Street v City of London. When the cycle ends, you become entitled to a fresh three months of empty rates relief (six months for industrial), and we can re-occupy the moment the unit falls vacant again. Repeat for as long as the property sits empty.

The whole process is built around your property, not your time. No disruption. No damage. No fit-out. A plug socket is all the install needs, and we handle every interaction with the billing authority directly so owners, agents and tenants stay out of the paperwork.

The output is simple: a meaningful reduction in empty rates, a clean evidential trail, and a free charitable advertising network that gives back to the local high street while the unit waits to be let.
