For Creditors: They own non-performing real estate loans which take a very long to recover (~3.5 years on average) and cost more than €16bn per year to manage in Europe alone. For Buyers: They have very limited access to distressed real estate buying opportunities (selling at 15-20% discounts) which are traditionally only available to savvy investors. How Do We Solve It? Auctree provides buyers with access to properties selling at 15-20% discounts via our marketplace which helps sellers recover non-performing real estate loans 80% faster. Creditors (i.e. International investment funds) who buy portfolios of non-performing loans & target IRRs of 8.5% need Auctree because they are forced to repossess the property, which extends recovery times by c.2 years and increases cost by 10-15%. Using Auctree, they can recover their investment before repossession, saving both time & cost, as well as increasing their IRR. Buyers (i.e. Consumers, or Retail Investors) benefit by using Auctree as our platform allows for anybody to engage with these opportunities by i) providing widespread visibility (our platform is open to anybody) and ii) simplifying the purchase process (we remove complexity by providing turn-key solutions to buyers).
