Czech Offsite was founded with the mission to solve the rental housing crisis.

We industrialize hybrid offsite residential construction to provide affordable housing for municipalities. By combining prefabricated thin-walled steel and concrete structures with standardized apartment designs, we turn housing shortage into a scalable, repeatable product.

Our mission is to help municipalities provide “housing without a personal mortgage” for key population groups through long term rental and rent to own programs.

Beyond the core housing solution, the project will have secondary benefits for demographics – it will reduce pressure to “move” into large agglomerations and thus the heavy financial burden of expensive mortgages on young families; cities and municipalities will gain additional rental income, and key population groups living in these places will ensure the long term development of municipalities that would otherwise be in decline.

The “rent” paid by these groups, aimed at eventually acquiring the home into ownership, will make them freer in deciding their own financial priorities.
By unifying design, technologies and delivery in a Baťa type system, we reduce investment costs by 20–30% while maintaining high quality, comfort and architectural standards.
Appr. 80% of each building is prepared off site under factory conditions, enabling year round construction, shorter build times and precise cost and schedule control from a single partner. Standardized building types that can be replicated across municipalities enable construction of thousands of apartments per year at program scale.

Beyond affordability, the hybrid system helps reduce the use of natural resources and lower emissions. Compared with traditional construction, it can cut the need for sand by 80%, water by 70% and energy by 70%, while significantly reducing CO₂ and NO₂ emissions.

“Prefabricated. Sustainable. Affordable. Built for cities and municipalities."
