Mark Irlam Design is a retail & hospitality-focused interior architecture practice working at the intersection of property strategy, operational performance, and spatial delivery.

We specialise in helping operators, landlords, and advisory teams translate site opportunity into clear, buildable, and commercially effective environments. Our work is grounded in the understanding that successful spaces are not defined by aesthetics alone, but by how efficiently they function, how well they support business models, and how consistently they can be delivered across multiple sites.

We focus on the most critical stages of development where decisions have the greatest impact on feasibility, cost, and long-term performance. This includes spatial testing, operational layout planning, and rollout adaptation across varied building types. We help clients quickly understand how a space will work in practice before commitments are made, reducing risk and improving confidence in decision-making.

A core part of our practice is supporting growth-stage brands and property stakeholders navigating expansion. As operators scale, they often encounter inconsistencies across sites, increasing delivery complexity, and pressure to maintain both speed and quality. We help bridge this gap by ensuring that operational requirements, landlord constraints, and brand intent are aligned from the outset and carried through into practical delivery on site.

Our services include:
-Early-stage feasibility and site assessment
-Operational layout and customer flow optimisation
-Rollout adaptation for multi-site operators
-Refurbishment and repositioning of existing assets
-Coordination of planning and statutory applications
-Collaboration with landlords, operators, and consultant teams
