Property acquisition is a workflow problem disguised as a search problem. PropCycle is the AI-native decisioning engine built to solve it.

The problem.
Property portals return broad, unfiltered results — by design. Click volume drives the metrics that justify listing fees. Buyers absorb the cost: an incomplete patchwork of data, gaps filled by chasing multiple agents for facts that should already exist. That's a full-time job just to reach a shortlist. Selling Agents bear it from the other side — inboxes flooded with enquiries that were never a match. Both sides caught in the same broken workflow. One the portals have no structural incentive to fix.

The solution.
Buyers set a brief validated against current planning regulations before it activates. Activation fires both Discovery and Matching Engines — PropCycle identifies properties and agents in the target area without waiting for listings to arrive. Every listing is enriched with consistent, verified data and must pass validation. Buyers receive scored matches, not a results page. Scout handles data requests and agent Q&A. The data chase ends.

Agents get their time back. Every enquiry matches a qualified brief. Scout pools buyer questions per listing — one answer flows to every buyer it applies to. Sales move forward.

Built to scale.
Model-agnostic by design. Three production model migrations completed this year with zero prompt rewrites. MVP built by a lean team, now in beta. Australian-owned infrastructure. AI inference up to 5× faster with up to 80% lower cost than foreign hyperscalers.

Currently in launch cohort — QLD, NSW, VIC.
Developers: message with state + LGA/suburb + typical product.
Selling Agents: add sites at no cost — never publicly listed.
