John Derham

VP, Real Estate & Facilities at Greater Philadelphia YMCA

John Derham is the current Vice President of Real Estate & Facilities at Greater Philadelphia YMCA. John has over 25 years of experience in marketing and developing office, flex, and industrial space.

John started their career in October 1981 as a developer for Rouse & Associates. John was responsible for developing, leasing, and financing suburban office/flex and industrial space in the Philadelphia area. In February 1992, they joined Jones Lang Wooten (now JLL) as Vice President of Marketing. During their time there, they improved occupancy of a 455,000 square foot building from 64% to 98% in one year. John did this through an aggressive direct marketing approach that included direct target marketing and strong broker relations.

In July 1995, John left JLL to join Greater Philadelphia YMCA as their Vice President of Real Estate & Facilities. In this role, they are responsible for the YMCA’s real estate portfolio, which includes over 30 properties totaling 2 million square feet. John also oversees the YMCA’s facilities operations and maintenance team.

John Derham first attended Cabrini University where they obtained their B.A. in Business/Finance. John then continued their education at ST Joseph Preparatory School.

John Derham works with Scott Cusworth - VP, Operations, Jessica Vogt - Executive Director, Child Care Operations, and Karrie Showalter - Executive Director, Early Learning Care. John Derham reports to Shaun Elliott, President & CEO.
