Role Overview

Reporting to the Managing Director, the Director of Sales and Marketing will be at the forefront of shaping our customer journey, overseeing the integration of marketing innovation and sales excellence across our Lettings and Marketing teams. This role will be instrumental in driving lead generation, elevating brand recognition, and ensuring Ocasa achieves its ambitious growth objectives.

Through a blend of strategic thinking and hands-on leadership, the Director of Sales and Marketing will take ownership of developing campaigns that resonate with our target audience alongside implementing data-driven sales strategies. By uniting teams under a shared vision, this role will strengthen Ocasa’s position as a standout name in the UK residential property market.

Key Responsibilities

Sales and Marketing Strategy

  • Lead the development and implementation of integrated sales and marketing strategies to achieve ambitious lease-up and occupancy targets

  • Align marketing initiatives with sales objectives to ensure a seamless customer journey and consistent lead generation

  • Identify and develop new opportunities that align with Ocasa’s wider business strategy

  • Form part of the Senior Management Team, playing a key role in company-wide projects

Campaign and Brand Management

  • Oversee the creation and execution of marketing campaigns across a range of platforms and mediums

  • Continue to develop Ocasa’s brand strategy

  • Collaborate with the Communities team on initiatives to increase resident engagement across our portfolio

  • Partner with the Capital Projects team to influence product design, in line with customer needs

Sales and Process Improvement

  • Drive improvements across the sales funnel, optimising systems and processes to achieve a consistent flow of qualified leads

  • Work with internal teams to reduce void periods and enhance resident acquisition and retention

Market Intelligence and Reporting

  • Monitor market trends, legislation and customer insights to identify risks and opportunities for the organisation, brand and routes to market

  • Provide regular reports on campaign performance, market intelligence and departmental activities

  • Collaborate with internal and external stakeholders to improve reporting frameworks and ensure data integrity

Budget and Resource Management

  • Manage departmental budgets, ensuring data-driven resource allocation to maximise ROI

  • Meet financial objectives by forecasting resource and expenditure requirements, preparing the functional budget and reforecasts, analysing variances and initiating corrective action plans

  • Oversee the development of our CRM system, HubSpot, to further improve efficiency and lead tracking

Team Leadership

  • Manage and coach cross-functional teams to drive high performance, ensuring collaboration and alignment across departments

  • Set, monitor and report on ambitious targets and KPIs to ensure departmental goals are met

  • Provide training and development opportunities to enhance team capabilities and knowledge of industry best practices

Experience and Qualifications

  • Significant experience in a senior marketing and/or sales role within residential lettings or property management

  • Proven track record of developing and delivering performance-driven sales strategies and marketing campaigns

  • Very strong knowledge of best practise marketing techniques and platforms, including devising marketing strategies

  • A good understanding of residential lettings processes, customer acquisition strategies and industry best practices

  • Strategic thinker with extensive experience in aligning sales and marketing objectives to achieve business growth

  • Demonstrable leadership experience, including managing and coaching teams to drive high performance

  • Commercially focused, with the ability to analyse trends and customer insights to inform decision-making

  • Experience in presenting to senior leadership teams and influencing business strategy

  • Proficiency in CRM software, with experience in implementing and developing CRM strategies

  • Excellent organisational and time management skills, with the ability to manage multiple priorities and meet deadlines in a fast-paced environment

  • Proficiency in Microsoft Excel and PowerPoint for data analysis and presentations

  • An entrepreneurial mindset, with a proactive approach to problem-solving and achieving ambitious targets

  • Knowledge of property management systems such as Yardi is preferred, but not essential
