Dave Wagner

Over his 25-year professional career, Dave has been directly responsible for, or heavily involved with, virtually every aspect of the real estate industry. Through roles early in his career with a steel fabrication plant and a self-perform Heavy-Civil-Marine contractor, Dave developed a respect for the efforts of tradesmen and the impact that management decisions and leadership ”both good and bad” can have on morale, quality, cost, and the outcome of a project in general.

At the general contractor level, Dave has held project management, purchasing, planning & preconstruction, and legal roles. He was also responsible for risk mitigation and negotiating more than $1 billion in construction contracts annually. In later roles with developer/builders and developer/owners, Dave was responsible for identifying talented personnel and creating highly functioning teams responsible for all activities related to completing projects on-time and on-budget.

During this time, Dave served on various investment and executive committees, providing guidance on potential acquisitions, risk management issues, and development program management. Dave also ran a commercial Property Management group responsible for a 4 million sf portfolio for several years.

Among other accomplishments in this role, Dave developed and implemented competitive and bulk purchasing and rebate programs for the various services procured by each property, reducing operating expenses across the portfolio by more than $1 million per year. Dave holds a Bachelors degree in Mechanical Engineering from Lehigh University and served on the Board of Directors for Habitat for Humanity of Montgomery County.
