The Construction Superintendent oversees and completes activities required to complete various ground up, interior office remodels, tenant improvements construction projects in a wide range of markets such as, office space, restaurants, retail, and industrial.

Essential Duties and Responsibilities

  • Studies specifications to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction.

  • Effectively collaborates & communicates with members of the project (supervisory, architects, engineers, subcontractors, vendors, owners, client representatives and other AOI project workers) at start of project to communicate specific information, unique environment challenges, safety concerns, timetables, answer questions, etc.

  • Ensures ongoing communication with project manager and project personnel to keep everyone updated and apprised of any unusual/unexpected situations.

  • Conducts weekly safety meetings with employees to train and educate proper safety techniques and as needed to address immediate dangers.

  • Conducts weekly inspections of job sites and equipment per checklist and documents in ProCore.

  • Orders procurement of tools and materials to be delivered at specified times to conform to work schedules.

  • Schedules and directs project personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of daily construction to prevent delays.

  • Directs daily functions and tasks of on-site personnel, as well as serves as the personnel leader for AOI employees on site to address personnel concerns, provide regular constructive feedback, and ensure safe working practices for all.

  • Lead weekly scheduling meeting and consult with Project Manager, subcontractors, lead personnel and inspectors to resolve construction problems and improve construction methods.

  • Work closely with Project Manager and Human Resources to resolve complaints and grievances within the AOI work force.

  • Enforces AOI standards for quality of workmanship, jobsite safety programs, and related policies and procedures, along with maintaining security of jobsite, materials, tools, etc.

  • Responsible for identifying all visitors on the jobsite and serves as first point of contact when working with OSHA, upon inspection.

  • Inspects work that in progress and verifies that workmanship conforms to plans, specifications, and AOI’s expectations of craftsmanship/quality.

  • Prepares daily reports on progress along with two week rolling schedule, materials used and costs, injuries, visitors and any adjustments made to work schedules as indicated by project managers or client.

  • Create all field paperwork such as purchase orders, change orders, and timecards.

  • Complete and track all changes on a Redline Set

  • Assists with closeouts and answers project related questions for project billing and vendor payment.

  • Trains or identifies opportunities or others to train apprentices and carpenters’ technical skills and AOI quality, safety, and related skills and competencies .

  • Mentors new supervisors and lead carpenters on supervisory tasks and daily paperwork required to complete a project.

  • Directly supervises AOI Field Employees and Subcontractors. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

  • All other duties as assigned.

Qualifications

  • Minimum of 5 years leading a commercial construction project in a supervision role.

  • Must have experience in safety, staff development, help retain employees and customers, promote a team-based atmosphere.

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Basic knowledge of construction trades.

    • Valid and current Driver’s license
    • First Aid/CPR Certified preferred.
    • 10/30-hour OSHA Certification preferred
    • Strong knowledge of International Building Code and other State and Local Code requirements.
  • Interior commercial carpentry experience is preferred.

  • Working knowledge of carpentry, trade, and shop practices.

  • Completion of a certified apprentice program or technical school program preferred.

  • Ability to speak effectively before groups of customers, subcontractors, or employees of the organization.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to read, scale, and interpret blueprints.
  • Ability to solve practical problems fairly, honestly, and equitably.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to perform multiple tasks in a variety of work settings.
  • Knowledge of local, state, and national regulations; OSHA regulations; and safe work policies and procedures.
  • Strong organizational skills required
