Preconstruction Manager

Reports to:  Vice President, Preconstruction

Summary of Position: This person is responsible for the execution of all preconstruction and estimating activities, including collaborative interactions with the client and architect and working closely with Blach project teams and self-perform throughout the preconstruction phase.

Responsibilities:                      

  • Responsible for taking assigned projects from initial introduction stage through all levels of estimating from Conceptual, Schematic, Design Development, to final Construction Drawings estimate including quantity take-off’s, evaluating drawings, specifications, and related documents

  • Responsible to present each developmental stage estimate and scope of work to client

  • Have a strong knowledge and awareness of the factors that affect construction costs

  • Have a deep understanding of construction means and methods, sequences, and techniques

  • Perform value engineering studies

  • Prepare Instructions to Bidder’s (ITB’s) and Trade Contractor budget documents during the preconstruction phase

  • Manage trade contractor communication

  • Assist project teams with Bid Package development, scope reviews, post bid interviews, and assembly of the Guaranteed Maximum Price (GMP)

  • Maintain strong relationships within the AEC community

  • Work with the selected Blach Construction team on proposals and presentations

Skills/Qualifications:            

  • Bachelor’s degree in engineering or architecture and/or five or more years of experience in estimating or project management with Bay Area building contractors who possess a track record of successful project completions and high customer satisfaction
  • Must demonstrate excellent customer service
  • Experience preferred in Blach’s core markets: education, workplace, mixed-use, housing, and institutional.
  • Experience with negotiating contracts and managing preconstruction activities
  • Must have excellent organizational, communication (both written and verbal) and leadership skills
  • Must be able to work both at a “detail” level and think strategically while managing customer relationships
  • Solid computer skills are required, experience with Estimating software preferred

Position Status: Full-time, regular business hours, exempt
