POSITION SUMMARY:

The Capital Markets Associate is responsible for supporting the debt placement process for all First National Realty Partners assets including acquisitions and existing portfolio properties.  This includes supporting the Acquisitions and Asset Management Teams, as well as senior and executive leadership, throughout all originating, structuring, negotiating, and closing processes for property loans.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Serve as a conduit between internal and external parties, including lenders and mortgage brokers, to facilitate new loan originations.
  • Review and provide meaningful commentary and suggestions on lender requirements.
  • Review and edit lender term sheets and subsequent draft loan agreements.
  • Maintain in-depth commercial real estate capital markets knowledge including current trends, active lenders and market pricing.
  • Serve as day-to-day contact for the lending community including existing lenders, mortgage brokers and new lender relationships.
  • Perform comprehensive and in-depth property loan sizing and analyses followed by concise analysis to senior and executive management, including investment committee memoranda.
  • Works closely with many company departments to execute new loans including Acquisitions, Underwriting, Transaction Management, Legal, Asset Management, Leasing and Accounting.
  • Manage loan origination process including understanding asset-level financials, loan sizing, broker assignments, responding to lender questions, providing borrower credit information, term sheet review and overall transaction management through closing.
  • Assist with property dispositions including financial analyses and modeling, coordinating with counterparties, facilitating due diligence and closing processes.
  • Perform other duties as assigned

KNOWLEDGE, SKILLS AND REQUIREMENTS:

  • 4+ years of direct experience with demonstrated transaction history in commercial real estate capital markets focused on debt procurement
  • Bachelor’s degree in Real Estate, Finance, Economics or Accounting.
  • Experience in the open-air retail real estate sector preferred
  • Strong analytical, financial analysis and Excel modeling skills
  • Comprehensive commercial real estate capital markets knowledge
  • Strong interpersonal and communication skills, both verbal and written
  • Must be self-motivated, team-oriented, and capable of handling several tasks simultaneously.
  • Willingness to work extended hours in a demanding, highly focused, collaborative, and team environment
  • Ability to take ownership of projects and see them through to conclusion.
  • Advanced working knowledge of Argus, Word, PowerPoint and Excel

WORK ENVIRONMENT:

Fully remote with a home-based office structured environment, with minimal exposure to excessive noise or adverse environmental issues.

PHYSICAL REQUIREMENTS:

Ability to sit for prolonged periods of time.
