Summary/Objective: Promotes the company mission statement by joining the Superintendent to form a team who collaborate to create a safe work environment, build a quality project, and keep projects on schedule while earning a fair and reasonable profit.

Essential Functions:

  • Manage and lead Project Teams on large, complicated projects or multiple projects:
    • Strong understanding of projects.
    • Includes the role of a primary contact for the Owner(s).
    • Support Harper project team(s).
    • Project close out including all financials.
    • Overall owner, designer, and trade partner satisfaction results.
    • Coordination and management required to plan projects.
    • Financial controls including: pay applications and change management.
    • Oversee and ensure non-negotiables on each project.
  • Effectively assist in Harper’s efforts regarding estimating, scheduling, interviewing etc.
  • Responsible for project preconstruction deliverables and estimates for projects while working in conjunction with estimating.
  • Responsible for engaging with the project team to make critical project decisions.
  • Monitors overall project to assist and ensure proper project decisions.
  • Monitor all communication with Owner and Architect/Engineer related to office and field issues.
  • Leadership regarding BIG 5:
    • Safety/SOAR.
    • Core.
    • Procurement/scheduling.
    • Pre-Install meetings.
    • Exterior skin systems meetings.
  • Ensure Harper safety requirements are explained, implemented, and demonstrated:
    • Project safety pre-planning.
    • Development of project-site specific SOAR orientation document.
    • SOAR implementation – if allowing other Harper staff to conduct orientations must ensure proper delivery of message and execution of the document.
    • OSHA standards are understood and followed.
    • Toolbox Talks with all active trades.
    • Safety standdown training as necessary.
    • Participate in the timely and effective investigations of all incidents including injuries, property damage, behavioral issues and near misses.
  • Ensure and have oversight of all project schedules.
  • Works along-side the PM and Superintendent to determine sequencing of the work.
  • Develop and manage – takes the lead on project QAQC:
    • QA example:
      • Pre-installation meetings.
    • QC example:
      • Visual and documents inspections of work in place.
  • Assist with overseeing of coordination of all trade partners.
  • Manage office personnel to ensure staff development including PMs, Assistant PMs, Project Engineers and Interns, as well as assisting in the development of Superintendents and Field Staff.
  • Project reporting.
  • Fill-In daily log.
  • Read commitment scopes of work and understand content.
  • Navigate and understand how to utilize directory.
  • Procore
    • Utilize and understand all functions of the drawings tab:
      • Recent drawings.

      • Overlay function of previous drawings.

      • Attachments to drawings.

      • Create Inspections.

      • Know where and how to utilize information from meeting minutes.

      • Create and track an Observation.

      • Utilize the photos application.

      • Create and maintain the punch list.

      • Create an RFI for review by Superintendent and seek RFI information where applicable.

      • Know where to find the schedule, read and understand.

      • Understand how to navigate and seek information from Specs tool.

      • Understand how to navigate and seek information from Submittals.

      • Ability to enter timesheet in Procore.

Supervisory Responsibilities:

Work Environment: This position is required to work in a variety of conditions relative to construction jobsite environments and must be able to perform the physical requirements of the job, as assigned. Exposure to weather, heat, etc. is expected.

Physical Demands:

  • Weather and climate conditions will vary throughout the progress of a project and the Superintendent must be able to inspect all ongoing construction activities over the duration of the assigned project.

  • Requires walking over varied terrain, climbing, stooping, bending, and lifting. Lifting requirements vary from minimal loads to heavy, but help is always available with heavier loads.

  • Inspection for quality, consistency and completeness of work frequently requires climbing ladders, stairs, and scaffolding.

  • Driving a company-owned vehicle is required to perform duties. A valid state-issued license, satisfactory motor vehicle record, safe driving behavior, and adherence to our Driving and Truck Policy are required.

Travel Required: Travel to/from multiple jobsites, projects, and offices. Minimal overnight or weekend travel.

Education and Experience:

  • Minimum 10 years of Project Management experience.
    • Includes 5 plus years as a PM.
  • Has successfully managed the following:
    • One or more projects at one time at a minimum.
    • Mentored and managed one or more PM’s at a minimum.
  • Scheduling:
    • Understand and create an Overall Project Schedule. 
      • Includes understanding critical milestone date.
    • Understand and update an active Construction Schedule.
      • Includes understanding the critical path and its changes.
    • Lead a pull a schedule and update Work Plan.
    • Understand material delivery dates and when they are required.
  • Can effectively navigate and resolve conflicts regarding design. 
    • With subcontractors.
    • With Arch/Engineers.
    • Knows when to RFI an issue or resolve effectively.
  • Can effectively run a subcontractor coordination meeting. 
    • Includes setting an agenda and maintaining the agenda.
    • Understands critical issues for meeting.
    • Runs the meeting effectively.
  • Can effectively run OAC meetings. 
    • Includes setting an agenda and maintaining the agenda.
    • Understands critical issues for meeting.
    • Assists in running the meeting effectively where required.
  • Can effectively solve clashes and conflicts of building systems in a manner that does not compromise the engineered basis of design. 
    • Knows when documentation is required related to drawing and specification updates and or cost impacts.
  • Develop and manage an effective QAQC program.
  • Manage a project utilizing BIM technologies: 
    • Coordinate a 3D design for conflicts.
    • Coordinate a 3D design layout in the field.
    • Utilize BIM Glue and Navisworks software when appropriate to assist in the BIM process on a project.
  • OSHA 30 certified.
  • Proven track record of a strong safety culture on the jobsite – is a leader in safety.
  • Has experience building from the ground up on more than 2 projects minimum.
  • Understands construction means and methods for all scopes of work.
  • Can communicate and develop relationships with City, local agencies and utility representatives.
  • Demonstrate a thorough and detailed understanding of:
    • Plans.
    • Specs.
    • General conditions.
