Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States. We specialize in multifamily development and are responsible for all phases of the real estate development process from site selection to lease-up. Our current pipeline consists of 2300+ apartments slated to begin construction over the coming 14 months in various states.

Renovations Superintendent Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States. We specialize in multifamily development and are responsible for the entitlement, permitting, and construction of an upcoming pipeline of 1900+ apartments to begin construction over the coming twelve months in various states. With more units being added regularly. RS is responsible for the coordination and supervision of all aspects of the development process including close work with architects, engineers, consultants, city officials, subcontractors and private equity partners.

Summary of Position: Russell Square is looking for a Renovations Superintendent to work on our renovation projects near the Denver, CO area.

Principal Duties and Responsibilities: Ensure proper implementation and compliance with all Russell Square policies and procedures. Review and enforce all contracts and specifications with subcontractors. Supervise and manage all assigned subcontractors. Enforce Project-Specific Safety Plan and ensure compliance with OSHA, state and local municipality safety regulations. Assist or conduct weekly safety meetings and safety inspections. Assist and attend weekly subcontractors’ meeting. Prepare for and participate in scheduling meetings. Complete weekly reports, logs, and progress photos. Resolve subcontractor conflicts. Manage jobsite clean-up, security, and quality control program. Develop and maintain relations with management, architects, engineers, inspection officials, and local community members. Review the project material /submittal status log for compliance. Maintain as-built dimensions and changes to drawings and or specifications to implement into a bulletin. Develop and maintains good working relationships with various people, including owners, managers, tradespersons, and craft workers. Understand and utilize “STOP WORK AUTHORITY” at any time needed to prevent accidents. Communication and customer service are paramount at Russell Square. Performs other related duties as assigned.

Qualifications: Must be able to start IMMEDIATELY An individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and ability required. Willingness to travel between Portland and Seattle without any issues. Renovations experience a must.

Education and Experience: A minimum of five of experience in building construction. Experience in field operations. Multi-Family experience a plus. Renovations experience is a MUST.

Required Knowledge and Skills: Ability to build strong relationships with subcontractors and suppliers to run the site efficiently and effectively. Thorough knowledge of OSHA, state and local municipality safety regulations. Ability to read and interpret blueprints. Excellent verbal and written communication skills. Excellent interpersonal and customer service skills Excellent organizational skills and attention to detail. Excellent time management skills with a proven ability to meet deadlines. Understanding of contracts, plans, specifications, and regulations. Knowledge of the construction process, including scheduling, workforce, meeting construction timelines, and equipment. Ability to remain flexible and efficient in a fast-paced environment. Ability to make intelligent and quick decisions; working well under pressure when faced with unexpected occurrences or delays. Analytical and problem-solving skills Supervisory and leadership skills Ability to prioritize tasks and to delegate them when appropriate. Thorough understanding of or the ability to quickly learn about the project or product being developed. Good understanding of Microsoft Office Suite or related construction management software. Bilingual/Spanish speaking is ideal

Minimum Required Certificates, Licenses, and Registrations: OSHA – 30-hour certificate or availability to attain certification within two weeks of start date. Failure to complete this training will result in the immediate suspension of employment lasting at minimum the length of time necessary to achieve certification completion. Current CPR/First Aid Certification or availability to attain certification within 4 weeks Valid driver’s license and clean driving record

Physical Requirements: The physical demands described herein represent those that must be met by an employee to perform the essential functions of the job successfully. Must be able to traverse and inspect all areas of jobsite in all weather; this may include walking, climbing, reaching, bending, crawling, or stretching. Must have the ability to climb a 40-foot ladder to inspect and review project specs. Must be able to get on roofs and inspect. Prolonged periods sitting at a desk and working on a computer. Must be able to lift up to 50 pounds at times. Exposure to characteristic construction site dangers. Must be on-call to address delays, emergencies, bad weather, and other job site issues.
