Environmental Factors:

• This position requires working in an environment that has a high amount of plant matter and pollen. Areas of the facility reach high/low temperatures with high humidity levels. Employees may have exposure to conditions such as dust, plant matter, and particles that affect the respiratory system, eyes, or skin, depending on department job assignments.  Employees are required to wear protective gear and have the option to wear eye and ear protection. Certain areas of the facility use harsh chemicals for cleaning such as bleach and can have repetitive movements. Employees should be comfortable and capable of working under all of the above conditions.

Physical Requirements:

• Able to push, pull, lift, or move a minimum of 50lbs
• Capable of sitting, standing kneeling, bending, squatting, and/or walking for extended periods of time
• Capable of using hands and fingers to touch, handle, feel and pick
• Ability to work with hazardous chemicals (butane, propane, etc.) following strict safety guidelines
• Utilize chemicals (such as bleach) to clean and maintain facility/equipment
• Must wear PPE (clothing protection), close-toed non-slip shoes, and optional ear/eye protection

Responsibilities include, but are not limited to:

• Monitoring Building Management Systems including HVAC, Lighting, and Irrigation.
• Be responsible for the maintenance and cleanliness of equipment including but not limited to HVAC, Plumbing, lighting, and manufacturing.
• Perform regular inspections and preventative maintenance on equipment. This may include cleaning, calibrating, replacing faulty equipment.
• Troubleshooting, responsible for identifying and resolving problems with system, includes diagnosing electrical, mechanical, repair/replace as needed.
• Respond to emergency equipment failures in a timely fashion.
• Report and follow up on any defective equipment or structural problems to the Supervisor.
• Be responsible for the evaluation and recommendation of materials for associated projects and repairs.
• Training, may also be responsible for training building operators and maintenance staff on how to use and maintain equipment.
• Documentation – maintain accurate records of work performed, maintenance activities, repairs and system configurations.
• Facilitate and assist in all other maintenance duties.
• Any other duties as assigned by management.

EXPERIENCE & EDUCATION:

• Relevant education, training and experience
• Any control system experience
• Trade experience
• Minimum two years’ experience as a maintenance technician and/or controls technician
• Black Seal certified (preferred)

LICENSE/CERTIFICATION OR OTHER SPECIAL REQUIREMENTS:

• Willingness to be available for any/all emergencies
• Must have own source of transportation
• Must have an understanding of building systems and their interdependence
• Be able to conduct independent assessments of the facility

QUALIFICATIONS:

• Ability to troubleshoot complex problems
• Good communication skills (oral and written)
• Good inter-department communication and teamwork skills
• Proficient computer skills and familiarity Microsoft Office Suite products
• Familiarity with most tools, HVAC equipment, and electrical wiring
• Familiarity with control systems and facility automation
