ROLE SUMMARY
The ideal candidate will oversee the day-to-day property maintenance operations for residential properties. They are responsible for resident work orders, PM Maintenance, and common area maintenance. Candidate must have a positive work attitude, positive customer service skills, and the necessary technical knowledge to complete basic maintenance tasks. The maintenance technician will report directly to the Property Manager or Operations Manager.
RESPONSIBILITIES:
•Maintaining the curb appeal of main entrances, lobbies, parking, and common areas.
•Power washing and painting curbs as necessary.
•Perform daily resident service requests as needed.
•Respond to on-call “after-hours” maintenance emergency services.
•Submit completed work orders into AppFolio property software.
•Inspect, troubleshoot, and repair mechanical and electrical equipment of buildings, common areas, and building systems.
•Coordinate with vendors as necessary.
•Monitor inventory and report and/or order parts as necessary.
•Keeping the maintenance shop neat and always organized.
•Assist with maintenance budgets and monitor a sufficient inventory of tools and supplies.
•Keeping MSDS sheets current.
•Compliant with OSHA requirements.
•Promote, and follow, safe practices among the on-site team.
•Other duties as assigned by the Property or Operations Manager.
QUALIFICATIONS and SKILLS:
•High school diploma or equivalent.
•Positive attitude with added motivation to help the property meet its many goals.
•Ability to lift heavy objects and climb stairs.
•Basic understanding of building codes, safety regulations, and best practices.
•Knowledge of plumbing, electrical, HVAC, and general repair techniques.
•Excellent time management skills with the ability to complete service requests and apartment turnovers.
•Must be team-oriented and have strong communication skills.
•Organizational skills are strongly required.
•Proficiency with computer applications required, including Microsoft, Windows, Excel, Word, and Outlook.
EXPERIENCE:
•Minimum of one year experience working in residential property maintenance.
•High school diploma or GED preferred.
•Able to effectively communicate (verbal and written).
•Able to use general maintenance tools, supplies, and equipment.
•Able to accurately perform measurements and basic math.
•General computer skills in Microsoft Office and property management-based software.
•Ability to safely use chemicals, paint, and general cleaning supplies.
•Frequently motorized vehicles such as, but not limited to, cars, trucks, vans, or golf carts.
