Henry Kwong is a portfolio management professional who has worked for Clarion Partners LLC from January 2012 to December 2017. Henry was successful in recapitalizing and converting a $3.2 billion multifamily closed-end fund to an open-end vehicle, which resulted in $9.0 million of annual management fees.
Kwong actively participated in bidding & fundraising strategies, financial analysis, fund structuring, term sheet & business plan development and investor due diligence which raised $1.7 billion of investor equity capital. Henry evaluated and underwrote assets using sum-of-parts analysis: operating properties, development projects, land, corporate accommodations and operating platforms (construction company and 3rd property management).
Henry analyzed and sensitized fund returns using various assumptions of cap rates, revenue/expense/NOI growth rates, dispositions, new developments, property and fund-level leverage. Henry also reviewed company financials and operations; developed and recommended proposals to optimize operating performance.
Kwong actively participated in quarterly asset valuations, fundraising, investor diligence, hold/sell analysis, parallel fund creation and tax structuring. To date, $54 million of new capital has been raised, B shares restructured to extend term and repayment schedule.
Henry Kwong has a BA in Finance & Portfolio Management from Pace University - Lubin School of Business and is a CFA Charter Holder from the CFA Institute.
