POSITION SUMMARY:
The Senior Director, Acquisitions will be responsible for sourcing on and off market grocery anchored and strip shopping centers throughout the United States to help meet the firms’ rapidly growing acquisition mandate. The hire will work cross-functionally with almost every department in the Company. Further, the role will be strongly supported by Acquisition Team Members including an Acquisitions Associate (as a direct report), Underwriting Team, Capital Markets, Transaction Manager and the Chief Investment Officer.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Build and maintain relationships with brokers and owners of grocery anchored and strip shopping centers throughout the country to source acquisition opportunities
- Create and manage an active acquisition pipeline and direct all property dispositions
- Collect and analyze market data including sale comparables, industry trends and property operating fundamentals
- Work closely with teammates in Underwriting, Capital Markets, Legal, Leasing, Asset Management, Investor Relations, Accounting and Construction as well as Senior and Executive Leadership to underwrite potential transactions and carefully evaluate risks and opportunities
- Prepare and present memoranda and analyses for all potential property acquisitions to the Investment Committee
- Ownership of transaction process from start to finish; underwrite, negotiate purchase and sale offers, structure transactions and lead due diligence and closing processes
- Must be able to manage and direct multiple transactions simultaneously
- Perform other duties as assigned
- Reports directly to the Chief Investment Officer
KNOWLEDGE, SKILLS AND REQUIREMENTS:
- Bachelor’s degree in business or related field
- 5+ years of related experience
- Previous employment with a REIT, Real Estate Private Equity or Owner/Operator
- Demonstrated knowledge and transaction history within the grocery anchored and strip shopping center space
- Strong data analysis and communication skills, both oral and written
- Financial reporting knowledge and experience
- Demonstrated ability to manage multiple priorities and deadlines
- Ability to work extended hours, weekends, and holidays pursuant to industry demands
- Willingness to travel
WORK ENVIRONMENT:
Includes both a typical office or home-based office environment, with minimal exposure to excessive noise or adverse environmental issues, and occasional local and/or overnight travel, including exposure to heat, cold, and inclement weather conditions. Mode of transportation for travel typically will include automobile and plane.
PHYSICAL REQUIREMENTS:
Ability to sit and stand for prolonged periods of time.
